What you are buying, and what you are not

You are buying research and analysis: a documented, sourced assessment of a property or a market question, produced by people whose fee does not change with your decision.

We stand behind the work. We research diligently, cite what we used, distinguish what we observed from what we estimated, and say plainly what we could not verify. If a report materially fails to cover what the service description promised, that is our problem to fix — see Cancellation & Refunds.

What you are not buying is certainty about the future, a substitute for a lawyer or a notary, or a guarantee of any outcome. This page explains where that line runs, because a report that is misread is worse than no report.

DominicanVest is not a licensed investment firm, law firm, tax practice or estate agency, in the Netherlands or in the Dominican Republic.

Nothing we produce is investment advice within the meaning of the Wet op het financieel toezicht, legal advice, tax advice, or an offer or solicitation to buy or sell anything. We analyse real property directly; we do not advise on funds, participations or financial instruments.

Before you commit money you should engage a qualified professional licensed in the Dominican Republic — a lawyer for title and contract, a notary for the deed, a tax adviser for your own position, and a surveyor or engineer for the building. Our work is designed to make those engagements sharper and shorter. It does not replace any of them.

Projections, yields and returns

Where a report contains a projection — rental yield, occupancy, operating cost, resale value, return on investment — it is a model built on stated assumptions, not a prediction and not a promise.

We show the assumptions and where they came from. Change an assumption and the number changes; that is the point of showing them.

No figure in any report is a guarantee of income, capital growth or resale value. Property can fall in value. Rental demand can disappear. A projection that proves wrong is not, by itself, an error in the analysis.

Market data and how current it is

Our figures are accurate to the best of our knowledge on the date of the report, which is stated on it.

We do not update a delivered report as the market moves, and we do not monitor your property afterwards. A report is a snapshot taken deliberately, not a subscription.

Dominican Republic market data is less complete and less standardised than in mature markets. Where a figure rests on a thin sample or a single source, we say so rather than presenting it with false confidence.

Information from developers, agents and registers

We rely in part on information produced by others: public registers, developer brochures and price lists, agent listings, market reports and published statistics.

We check what can reasonably be checked from where we sit, and we flag what we could not confirm. We do not warrant the accuracy of a third party's information and we are not responsible for what a developer, agent or seller states — to us or to you.

Developer materials in particular are marketing documents. Delivery dates, specifications, amenity promises and projected returns in a brochure are commitments by that developer, not facts we can verify in advance.

Title, permits, construction and delivery

We do not carry out a formal title search, we do not issue a title opinion, and we do not verify the authenticity of registry documents. Those are acts for a Dominican lawyer and notary.

We do not confirm that permits are valid, that a project will be completed, that it will be delivered on time, that it will be built to the specification advertised, or that the developer is solvent.

Where we can see a risk in these areas we will describe it and tell you what to have checked. Absence of a warning is not confirmation that everything is in order — it means we did not find a problem within the scope of the work, which is not the same thing.

Currency

Figures may appear in Dominican pesos, US dollars or euros. Where we convert, we state the rate and the date.

Exchange rates move. A return expressed in one currency can be materially different in another, and currency risk is yours. We do not hedge it, advise on it, or forecast it.

The decision is yours

We give you a documented basis for a decision. We do not make the decision, and buying a report does not transfer responsibility for it to us.

You remain responsible for your own due diligence, for engaging the local professionals we point you towards, and for the consequences of proceeding or not proceeding.

Real estate investment carries risk, including the loss of the capital invested.

How we are paid

Our fee comes from the client who commissioned the work, and from nowhere else. We accept no commission, finder's fee or success payment from any developer, seller or agent, and no payment for coverage or placement.
